WHY ISN'T YOUR HOUSE SELLING?

You Have A Problem with Price if…

  • You’re getting a bunch of showings and no one is making an offer.
  • You’re not getting any showings.
  • You’ve received offers from a few Buyers and they are all similar in price (which is below what you anticipated selling for.)
  • You’re not getting any offers.
  • The market has changed since you listed your house for sale and you haven’t adjusted your price to reflect the new reality. 

You Have a Problem with SHOWINGS if…

  • Potential Buyers can’t get in to see your property when it’s convenient for them.
  • You’ve restricted appointment times to 30 minutes with a 24-hour notice period
  • You think it’s a good idea to stay home during showings.
  • Your agent’s office doesn’t have a receptionist or answering service, so it’s impossible for other agents to schedule appointments.

 

You Have Problem with LOCATION if…

  • You’re on a busy street, overlooking the train tracks, have a hoarder as a neighbour or are otherwise located in an undesirable area.
  • You can’t change location, so refer to a pricing problem. Every location sells at the right price.

You Have a problem with your HOUSE if…

  • Your agent is repeatedly getting the same negative feedback about your house
  • If you can’t fix the problem (eg. lot size or lack of parking,), then refer to a pricing problem. Every house sells when the price is right.

You Have a problem with your AGENT if…

  • Your agent isn’t giving you feedback, updates and keeping you informed about what’s happening to the other houses for sale in your neighbourhood.
  • Your agent isn’t identifying new strategies to get your house sold and adjusting to a shifting market.
  • Your agent just listed your house on the MLS and is expecting it to sell itself.
  • You have a sign on the front lawn and haven’t heard from your agent in weeks.
  • Your agent is pressuring you to take an offer that you are not comfortable with.

 

You Have a MARKETING Problem if…

  • Few people are making appointments to view your home.
  • The photos are terrible/non-existent, sideways, or have been created using your agent’s cell phone
  • There is minimal information on your MLS listing: no room measurements, no detailed description of your home.

 

 

You Have a TIMING Problem if…

  • A bunch of your neighbours are up for sale at the same time as you.
  • It’s the week of Christmas or the first nice stretch of summer weather or we have just been dumped with 3 ft. of snow.
  • A similar home/condo is available and the seller is in a position where they must sell, and therefore they have reduced their price significantly.

 

You Have a problem with MOTIVATION if…

  • You don’t really need to sell – you’re really just testing the market.
  • You aren’t listening to what the market is telling you, because it doesn’t really matter. You want what you want, and if you don’t get it, that’s ok.

Real Estate Reality...

Real Estate Market value is whatever a potential buyer is willing to pay for a desired property and what a seller is willing to accept. While agents analyze recent and nearby comparable sales (and they can do this until they’re blue in the face...) to help predict what that market value might be, the real estate reality is that the market value is actually dictated by the Buyers and Sellers.
