The start of another new year always brings up the question, “Is January a good time to sell Real Estate in Durham Region?” It’s January, it’s cold outside and there’s typically snow everywhere. You’re anxious to sell your home, but you are thinking that January can’t possibly be the best time for that. Your family and friends all agree that April/May is a much better month to put your house on the market (the grass is so green and the flowers look soooo nice in our yard)... So you wait..... and wait.... and wait.

Here are 4 reasons to sell your home in January.
- “SUPPLY & DEMAND” - There are fewer houses on the market – you’ll have less competition and a greater chance of getting an offer. Serious buyers will not have the luxury of looking at 4-7 homes in a given area, your home may be the only one for sale in the neighbourhood! There are still hot buyers looking, be it first time home buyers or those that have lost out or fear losing out competing against multiple offers.
2. “HOT BUYERS” - Anyone house hunting in January is typically very serious about buying – the tire kickers are at home where it’s warm. When a buyer puts on their snow boots to view homes in January, you know that they are serious.
3. “WORK RE-LOCATION” - January is the biggest month for corporate employee transfers. Buyers being transferred to your area don’t have the luxury of time – they’re ready to make an offer on your home right now! 4. “SPRING CLOSING” - Many seller’s say they don’t want to move in the winter months. Many houses are sold in January with Spring closings. This allows the purchaser to have their home purchased, be moved in to their new home, and have a few months to settle in prior to enjoying the summer months. Just because you sell in January doesn’t mean that you will be moving out in January.
Tips for a successful winter home sale.
- Have summer photographs of your home available to show prospective buyers.
- Keep driveway and walkways clear of snow and ice.
- Turn up the heat prior to showings – when possible, turn on the fireplace to add ambiance.
- Bake a batch of chocolate chip cookies to fill your house with a welcoming, feel-good aroma.
- Encourage buyers to linger longer by leaving soft jazz or classical music playing in the background.
